No, installing new locks on your own would violate the lease agreement terms. It’s possible to install a new lock upon request and approval; this may be a tenant charge depending on the situation.

The tenant will have to pay their refundable damage deposit when they move in, which will be held by Priority Investments LLC until the lease has ended and the tenant has moved out. Priority Investments has 3 weeks from the date the lease ends to return the damage deposit based on the condition the property was left in. Weeks before the tenant moves out, Priority Investments, LLC will send a cleaning and move-out checklist to the tenant to set them up for success to receive their full damage deposit back.

If you have an emergency maintenance request such as a broken water line or electrical issue that may cause immediate damage to your unit or an adjacent unit, please contact us directly at 320-287-1986 or at 320-287-0813.

All other maintenance requests can be submitted through our Maintenance Request page where a member of our team will work with you to schedule the repair.

The current tenant will be responsible for finding a sublessor — the sublessor would need to go through all of the appropriate application steps like the current tenant did and the sublessor will need to be approved by the landlord.  The current tenant will not be returned their damage deposit and the sublessor is still responsible for their own damage deposit.  A walk-through with the current tenant and landlord is required before the sublessor can move into the property. If the current tenant is unable to find a sublessor, the current tenant is responsible for seeing out their lease agreement to the end of its term.

Please contact each utility company and let them know you are a tenant of Priority Investments, LLC, owner of this property, and you need to put the utility in your name.

For non-emergency items, fill out a maintenance request online.

$50 – off rent each month if you do your own snow removal (includes driveway, sidewalks in front and side of the house, walkways around the house)
$50 – off rent each month if you do your own lawn care (Includes mowing, leaf pick up, branch removal)

All drains will be cleared and in working condition prior to tenant move in. If the landlord is called to clear drains due to negligence of the tenant (grease, candle wax, excess hair) a $35/hour charge will be billed to the tenants. If a local plumber is required to remove any clogs, that will be the financial responsibility of the tenant. For example, the flushing of clothing, tampons, toys, etc could require a plumber and the bill would be the financial responsibility of the tenant.

 Priority Investments, LLC will reach out to you 60 days prior to the end of your lease. All new leases will be signed within 30 days of the current lease end date.
